Our prices

1. Prices and discounts

The room prices  (with half-board) apply for a minimum stay of 3 nights per person and night, with occupancy of minimum of 2 persons.
The apartment prices apply for a minimum stay of 5 nights, with occupancy of minimum of 2 persons. For every additional person we charge 10 €/night.
For stays of less than 3 days there is a surcharge of 10 € per person and night.
The surcharge for the use of a room as a single guest is 20 €.
The amount of local tax is calculated based on the municipal regulation at the time of the stay (Euro 2,50 per day and person above 14 years of age).

2. Discounts for children

Kids up to 1,99 years stay with us free of charge.
Kids from 2 to 5,99 years pay only 50 %.
Kids from 6 to 5,99 Jahren receive a discount of 30%.
Baby equipment is available free of charge upon request.

3. Pets

For your four-legged family members we charge 10 € per day (food is not included).
Please bring your own basket or blanket for your pet.
Out of respect for our other guests, animals are not allowed in the dining areas.

4. Booking

Please note: The booking becomes binding at a payment of a deposit for confirmation
(booking guarantee) and the transmission of the booking confirmation.
In case of cancellation, the deposit will not be reimbursed.

5. Additional charges and terms of payment

Deposit: We welcome written reservations via e-mail. The reservation will be confirmed once the deposit of 100 € has been paid.

The deposit will not be refunded in case of cancellation. We will also apply the below cancellation conditions.

Payment:  Please pay cash on site.
The cash limit in Italy amounts to 3.000 €. The following payment methods are allowed: non-transferable check, bank transfer, bancomat and credit card.

6. Arrival and departure

Arrival: On arrival day, we expect you starting from 16 clock. Of course, you can also arrive earlier, but please tell us prior by phone. In case of a delay, we look forward to receiving a message from you.

Departure: On departure day, please leave your room / holiday apartment not later than 10 clock.

7. Cancellation

Cancellation conditions according to Art. 1382 Civil Code

According to the Italian Consumer Protection Code, there is no right of withdrawal. However, we grant you the right to withdraw according to following cancellation conditions as defined in art. 1382 (Civil Code):

You may cancel your reservation until 30 days prior to arrival without any cancellation fee. We will retain only the deposit. In case of a cancellation between 29 days before arrival and the booked day of arrival, following cancellation fees apply:

cancellation until 10 days before arrival: 30% of the full price; cancellation less than 10 days before arrival: 50% of the full price.

In case of “no show” or early departure, the guest is required to fully pay for the entire booking period.

Please inform us in advance if you are unable to take your holiday.

8. Esclusion of liability

We strive to provide accurate and complete information on this website. However, we assume no liability or guarantee for the topicality, correctness and completeness of the information provided. We reserve the right to make changes without notice or to amend the information. Only the specific service offer or the booking confirmation is binding. For external links we can – despite careful control – assume no liability. For the content of linked pages exclusively their operators are responsible.

9. Privacy

According to the legal decree no. 196/2003, we inform you that your data will be used and stored for processing your inquiry and will not be divulged or communicated to third parties. In terms of data processing you have all rights in art. 7, legislative decree no. 196/2003. Right holder is Heinold Gasser.
